Research & Communication Support BASIC SERVICE
- Area Research: We comprehensively investigate important information for actual living, such as surrounding environment, transportation access, living infrastructure, and climate conditions.
- Real Estate Agent Evaluation: We investigate the reputation and past transaction history of real estate companies you might work with to confirm their reliability.
- Property Selection Advice: Through email and chat, we support you in selecting properties that match your budget, desired conditions, and lifestyle.
- Renovation Consultation: As needed, we provide advice on renovation possibilities and estimated costs.
- Purchase Process Explanation: We explain the legal procedures and process for purchasing real estate in Japan.
- Property Viewing by Proxy: Limited to one property in Tokyo as part of the basic service. *Please see the next "Property Viewing Service" section for details.

On-site Visits: We visit properties on your behalf and take detailed photos and videos.
- Within Tokyo: One property is included in the basic fee
- Outside Tokyo: Additional fees apply depending on the region
- Checklist-based Inspection: We objectively assess important points such as the condition of the building, renovation needs, sunlight exposure, and plumbing.
- Report Creation: We compile the survey results into a detailed report to help with your purchase decision.

- Basic Service Contract [PAID]: If you wish to receive detailed research and support, you can sign up for our basic service.

- Property Viewing by Proxy [Included in Basic Service/Optional]: One property in Tokyo is included in the basic service. Additional properties or those outside Tokyo incur optional fees.
- Purchase Support: We provide communication support with real estate companies and explain procedures.

Important Notes
- Our Role: Kominka Bank is a third-party organization that provides real estate research and intermediary support services. We are not a real estate company.
- Regarding Contracts: Property purchase contracts must be executed directly between you and the real estate company. We provide explanation and interpretation support for procedures, but we are not a party to the contract.
- Communication Method: All interactions are completed via email and chat. We do not conduct video conferences or in-person guidance.
